The question most often asked is what type of home should be tested. Our answer is every house should be tested.  Homes with or without basements, in ground or out of ground basements,  slab on grade, partial or full crawl space, old or brand new.  Homes with existing radon reduction systems should be tested.  We have replaced many existing systems that have not been removing radon.  Test every home. Someone’s health may depend on it. 

SHOULD I HAVE MY HOUSE TESTED FOR RADON?

Testing is the only way to know if your home has elevated radon levels.  Indoor radon levels are affected by the soil composition under and around the house and the ease with which radon enters the house.  Homes that are next door to each other can have different indoor radon levels making a neighbor's test result a poor predictor of radon risk in your home. 

WHAT IS THE MOST ACCURATE WAY TO MEASURE RADON LEVELS?

Continuous electronic radon monitors (CRM) generally produce the most accurate measurements.  Radon Safe Inc uses the continuous radon monitor for most of our testing.  The CRM results show an hourly reading of the entire time the test was being conducted, generally 2 to 4 days.  The results also show the EPA average of the test. 

Homeowners may test their homes if the property is not under a Real Estate contract.  There are two types of tests a homeowner can perform, both easy and inexpensive.  The first is a charcoal canister or bag for short term tests generally 2 - 7 days.  The second is an alpha track test that runs for 90 to 365 days.  They are exposed to the air in the home for a specified period of time and then sent to a laboratory for analysis.  These are both passive tests. It is a good idea to test a home before it is put on the Real Estate market and have it fixed if needed to ward off any potential sale problems. 

WHERE SHOULD THE RADON TEST DEVICE BE PLACED?

The testing device should be placed in the lowest level of the home suitable for occupancy.  This means testing in the lowest level currently lived in or lower level not currently used, such as a basement, which a buyer could use for living space without major renovations.  The test should be in a room to be used regularly, but not a kitchen, bathroom or laundry room.  The test should be placed at or about breathing level, away from an exterior wall. 

LONG TERM TESTING

Long term tests remain in your home for more than 90 days.   A long term test will give a more accurate reading of your home's year round average than a short term test.   A long term test can be used to confirm initial short term test results.  Short term tests higher than 10 pCi/L should be either immediately tested again with another short term test or the home fixed.  A long-term test is not recommended.  When the long-term test results are 4 pCi/L or higher the EPA recommends fixing the home.

SHORT TERM TESTING

The quickest way to test is with short-term tests.  Short-term tests remain in your home from two to 90 days, depending on the device.  There are two groups of devices, which are commonly used for short-term testing.  The passive group includes alpha track detectors, charcoal canisters, charcoal liquid scintillation detectors, and electret ion chambers.  The active group consists of different types of continuous radon monitors (CRM). 

Active radon testing devices such as the CRM require power to function.  They work by continuously measuring and recording the amount of radon or its decay products in the air of the home.  Many of these devices provide a report of this information that can reveal any unusual or abnormal swings in the radon level during the test period.  These devices are also designed to deter and detect test interference.

IS THERE RADON IN WATER?

Radon gas can dissolve and accumulate in water from underground sources (called ground water), such as wells.  When water that contains radon is used in the home for showering, washing dishes, and cooking, radon gas escapes from the water and goes into the air.  Some radon also stays in the water. 

Not all drinking water contains radon.  If your drinking water comes from a surface water source, such as a river, lake, or reservoir, most radon that might be in the water will be released into the air before reaching your water supplier or home.  Radon is only a concern if your drinking water comes from underground, such as a well that pumps water from an aquifer, though not all water from underground sources contains radon. 

The EPA has not yet decided on a safe level of radon in drinking water.  In an average house, 10,000 pCi/L of water results in about 1 pCi/L of air.  20,000 pCi/L in water would results in 2 pCi/L in air, well under the EPA action level of 4 pCi/L.

WHO MAY PERFORM RADON TESTS?

The State of Virginia requires all persons who conduct or offer to conduct any radon screening, testing or mitigation in the Commonwealth to be listed as proficient by the National Radon Measurement Proficiency Program of the National Environmental Health Association or the National Radon Safety Board Certified Radon Professional Program.

The qualification requirements for radon professionals do not apply to the following:

Home owners testing their respective homes; businesses, such hardware stores, that sell radon test kits, as long as they neither place the test kits nor provide the test results directly to the customer; school employees who conduct radon testing incidental to their employment with the school; and builders who install a radon mitigation system during the construction of a home.
